How to sell a design business that's not a real business?

Call it what you like ... succession planning, exit strategy, retirement ... or just a way out!
It's early in the new year and no better time than now to ask for suggestions.
Has anyone been here/ done this/ about to do this/ thought about this?

BTW ... I'm self-employed. It's only me in the business ... so by definition ... sadly not a business by the e-myth definition ... and I not sure that I really want to grow a business that "works without me "... that's a blog on its own for another day.
